1. Supply - There are fewer sellers willing to sell their home during the cold weather months, so you have less competition. The highest influx of your competition generally runs from February through July, so smart home sellers list when competition is low.
2. Less Work for You! - Properly preparing your home for sale requires a lot of work up front. During the peak real estate season, your first impression is the curb appeal and font yard. During the Winter, there is much less to prepare and maintain. While it's still important to give your home nice curb appeal in all seasons, there will be no landscaping or lawn care to worry about.
3. Serious Buyers! - Spring and Summer buyer's include many "Window Shoppers", which means you must leave your home for every showing and open house. That is the biggest inconvenience to sellers while their home is for sale. During the cold weather months, the buyers are serious and rarely will you need to leave your home for "tire kickers". To allow yourself the least inconvenience, Winter is the time to list your home.
4. Welcoming House - During the cold months, your home will feel more cozy and inviting as buyers come in from the cold and dreary looking outside. Selling during the holidays gives your home even a brighter and more comfortable appeal, bringing forth happy holiday memories for buyer and opening their imagination to enjoying new holiday in their new home. This is an asset you can't duplicate during the warmer months.
