If you’re curious what makes the Centennial ISD 12 area such a desirable place to call home, here’s my take after spending 25 years living in the community and helping many clients buy and sell homes here.

Centennial ISD 12 covers Lino Lakes, Circle Pines, Centerville, Lexington, and part of Blaine. Each one brings something a little different to the table, but together they create a connected, comfortable place to live with established neighborhoods, nature all around you, and easy day-to-day convenience.

What It’s Like to Live in Centennial ISD 12

Daily life here has a simple rhythm. You’ve got quick access to both 35E and 35W, which makes north-metro or downtown commutes easy. Between Lino Lakes, Circle Pines, Centerville, and the Centennial portion of Blaine, you’ll find plenty of options for groceries, restaurants, coffee shops, parks, and recreation — without relying on one city to provide everything.

It’s the kind of place that feels settled, steady, and comfortable.

Why People Are Drawn to This Area

One of the biggest draws I hear from buyers is the smaller, cohesive district footprint. With one high school, one middle school, and several elementary schools, families appreciate the connected feel of the district, the variety of programs offered, and the opportunities to get involved in activities and athletics.

It gives the whole community a unified identity.

Lakes, Trails & Everyday Nature

The Rice Creek Chain of Lakes Regional Park Reserve is at the heart of what makes this area special. It stretches across Lino Lakes and Centerville with miles of trails, connected lakes, wooded areas, and wildlife.

Many neighborhoods feed directly into these trail systems or offer parks just a short walk away. Whether you’re biking, walking, or paddleboarding, nature is a big part of everyday life here.

A More Detailed Look at the Housing Landscape

Here’s a more complete look at what the Centennial ISD 12 housing market is doing right now, based on trends I see and recent NorthstarMLS data:

  • Average Sales Price: The 2025 average sales price is $425k, up 2.5% from 2024. It’s been a steady, healthy climb—nothing dramatic, but enough to show continued demand.
  • Closed Sales: The number of closed sales in 2025 is also up 2.5% from last year, showing buyers are still choosing Centennial ISD 12 at a strong pace.
  • Days on Market: Homes are averaging 18 days on market, which is a 12.5% increase from last year — but still well below the Twin Cities 13-county average of 47 days.
  • Percent of Original List Price Received: Sellers here are averaging 100% of their original list price, higher than the Twin Cities average of 98%.


On top of the numbers, the overall housing landscape includes:

  • Established neighborhoods from the late ’80s through early 2000s with mature trees and wide streets
  • A mix of two-stories, ramblers, split levels, and modified two-stories
  • Roomier lots and more natural buffers than many nearby communities
  • Sprinkled pockets of newer construction in Lino Lakes and Centerville
  • A strong presence of long-term homeowners, creating a very stable feel


Altogether, the area tends to attract buyers who want space, nature, and a neighborhood that feels grounded and consistent.

West Shadow Ponds

If you like an open neighborhood with lake-filled views, West Shadow Ponds is an easy favorite. Many homes are well-kept two-stories with current, welcoming curb appeal. It’s scenic and peaceful without feeling disconnected from daily conveniences.

Pheasant Hills

Pheasant Hills is perfect for those who want privacy and a stronger nature feel. The lots are green and tree-filled, and trails weave through and around the neighborhood. It’s great for buyers who want that “tucked away” feeling while still being close to town.

Trappers Crossing

Trappers Crossing offers a range of floor plans, scenic ponds, and a very quiet setting thanks to being away from major roads. It’s established but not dated, and still offers quick access to trails, parks, and freeways.

Spending 25 years living in the Centennial ISD 12 area gave me a front-row seat to what truly makes it special:

  • The district’s size and connectedness help create a strong sense of community involvement.
  • And honestly, the little differences between neighborhoods — the things you only learn from actually living here — make a real impact when buying or selling.
